I’m glad you asked! The Ritz-Carlton Residences at L.A. Live are located in an area called South Park, a district in the southeast portion of Downtown (check out our map above). Considered by many as the Beverly Hills of Downtown Los Angeles, South Park is the cleanest and safest area per the powers that be at the official South Park website.
With 7000 residents, South Park covers 52 square blocks and is home to of course The Ritz-Carlton Los Angeles, the LA Convention Center, Staples Center, the Fashion Institute of Design & Merchandising & more.
There are currently over 10 projects underway in South Park and very exciting to see this boom as this area has become so popular. This growth definitely makes it very exciting and if you’re considering investing in this area, make sure to contact us for properties for sale. Prices continue to rise so there’s no better time than now!
Yes, that’s right! The building was built in 2010 & primarily has resales now, but TPL owner Yvonne Arias recently listed a brand new condo for sale at The Ritz-Carlton LA Live. It’s condo #34G and one of the more luxurious one bedroom plans that has never been lived in. If you’re curious why it’s never been lived in, well, the owner purchased this condo and had specific plans to hold it and sell it when they felt the time was right.
As you may know, Downtown Los Angeles Real Estate is booming and this is the perfect time to launch this brand new condo on the market. With it’s prime views of the Ritz-Carlton Rooftop Saltwater Pool, Skyscrapers & LA Live, this condo sure makes an impression.
It’s soaring on the 34th floor and whether it’s day or night, the views just take you in. You can also check out all the action happening at Staples Center, Microsoft Theater or the always happening LA Live Courtyard!
This condo is over 1200 square feet and is the only One Bedroom to feature a proper second bathroom with shower, study nook & larger laundry room.

Rarely do we come across a property where we can find no room for improvement. That was the case at The Ambassador Gardens in Pasadena, built by Insignia City Ventures. We viewed a two-story townhouse model they said would eventually be priced close to $3,000,000 that made our jaws drop. From the gorgeous furnishings, to the fine finishes and well laid out floor plan, we were more and more impressed as we saw each space in this gorgeous property. Besides two-story townhomes, there are large single stories around 2000 square feet that are also fabulous. The developer is also allowing each buyer to choose all their finishes with a credit at purchase so each unit will be unique to each buyer’s design sense.
Located along the famous Tournament of Roses route, this property not only has a great location in the heart of Pasadena, but it’s also walking distance to the popular Old Town Pasadena area shopping and restaurants. Additionally, the common areas of this property are quite stunning. The Ambassador Gardens date back to the early 1900s and Insignia has added a gorgeous classic pool and beautiful seating areas and walking paths for residents to enjoy. Pacific Palisades is one of the very few cities in the Los Angeles area that has high ranking public schools (9s & 10s for elementary, middle and high school according to Great Schools) & a small town feel. Although small, this area attracts big time celebrities & heavy hitters in all industries not only because of it’s charm & great schools, but also because of it’s close proximity to the beach, hiking trails & its Palisades Village. At the center of this small town, this Village Area is set for a re-vamp and looks like that’s going to be happening very soon.
Rick Caruso, the developer of the popular Grove at Farmer’s Market & Americana at Brand, has had his sights set on giving it a face lift for some time now. Geared to make this the new and exciting hub of the area, Caruso has just received final approval from the Los Angeles City Council for this 116,000 square foot project.
Located on Swarthmore and Sunset Blvd, the project will feature a movie theater, grocer, community space, retail and eight apartment units. With Caruso at the helm, this project will surely be attractive and revitalize what some would say a tired village scene. Work will begin this August and completion is anticipated for the summer of 2018.

Recently the TPL team took a trip into the ultra cool Downtown Los Angeles Arts District. We viewed a handful of properties and the one that really jumped out at us was at Warehouse 1, the most recent phase of the popular Barker Block project at Hewitt & Molino completed in 2014. This condo, at nearly 1300 square feet, definitely had the wow factor. Other positive features this condo has is it’s front facing to Molino Street, which is always a plus, and it’s also a corner unit.
Additionally, we thought this condo really stood out from the rest because of the well laid out floor plan and how spacious it felt for a one bedroom. Not only that, to the south it’s just steps away from the new At Mateo shopping center that’s scheduled for completion this winter. To the west, the city’s building a new park and you have the ever so busy Urth Caffe. What a great location! Asking price is $850,000 so be sure to contact us at Info@ThePropertyLabRE.com if you’re interested.
Right in the heart of the Arts District at the corner of Mateo & Palmetto, an anticipated project, AT MATEO, is planned for completion end of 2016. Bringing even more coolness to this upscale, urban neighborhood, it plans to house hip shops, restaurants, creative offices & more with nearly 200,000 square feet to do so.
This will surely be the new epicenter of this Downtown Los Angeles hub and make it even more desirable. As it is, housing prices in this area have risen dramatically due to it’s cool factor and not to mention some of the best restaurants in the city, so get your real estate while you can, at least at a somewhat reasonable price. This area is sure to continue to boom.
