Downtown has many districts, but just where is The Ritz-Carlton at LA Live located?

I’m glad you asked!  The Ritz-Carlton Residences at L.A. Live are located in an area called South Park, a district in the southeast portion of Downtown (check out our map above).  Considered by many as the Beverly Hills of Downtown Los Angeles, South Park is the cleanest and safest area per the powers that be at the official South Park website.

With 7000 residents, South Park covers 52 square blocks and is home to of course The Ritz-Carlton Los Angeles, the LA Convention Center, Staples Center, the Fashion Institute of Design & Merchandising & more.

Ten50 Grand, Cleaning Up with Nearly 50% Sold

Located at 1050 S Grand Ave in Downtown Los Angeles, this new construction project is really cleaning up with nearly 50% sold and they’ve only been selling since April of this year.  With prices that started in the $500,000 range, this condo project is a deal as that’s what many older buildings are changing for similar condos.  Those $500K deals are now a thing of the past with prices now starting in the $700,000 range, but this is still of value for new construction in Downtown Los Angeles.  HOA dues are low and you’re right in the heart of South Park with the new Whole Foods Market just down the way on 8th and Grand and a whole slew of restaurants nearby.  A great place to invest.  Contact the lab for more information.

3 Bedrooms at Ritz-Carlton LA Live Must Be Pretty Great at These Prices

If you’ve been looking for a 3 bedroom condo at the popular Ritz-Carlton Residences at LA Live, you’re probably wondering why the price point is so much higher for these condos vs the 1 or 2 bedrooms at this building.  Currently, there’s 44G and 48G which are price just under the $10M range at over 4000 square feet and there is also a 51st floor, 2-story penthouse at $14M at over 6000 square feet.  As we’re familiar with these plans, we can say first hand they are pretty spectacular but with these price tags, will be the money is no object buyer or a buyer looking for the space and a very unique space and killer views.

Rick Caruso Officially Revamping Pacific Palisades Village Area

Pacific Palisades is one of the very few cities in the Los Angeles area that has high ranking public schools (9s & 10s for elementary, middle and high school according to Great Schools) & a small town feel. Although small, this area attracts big time celebrities & heavy hitters in all industries not only because of it’s charm & great schools, but also because of it’s close proximity to the beach, hiking trails & its Palisades Village. At the center of this small town, this Village Area is set for a re-vamp and looks like that’s going to be happening very soon.

Rick Caruso, the developer of the popular Grove at Farmer’s Market & Americana at Brand, has had his sights set on giving it a face lift for some time now. Geared to make this the new and exciting hub of the area, Caruso has just received final approval from the Los Angeles City Council for this 116,000 square foot project.

Located on Swarthmore and Sunset Blvd, the project will feature a movie theater, grocer, community space, retail and eight apartment units. With Caruso at the helm, this project will surely be attractive and revitalize what some would say a tired village scene. Work will begin this August and completion is anticipated for the summer of 2018.

2014 Barker Block Condo Really Wowed Us!

Recently the TPL team took a trip into the ultra cool Downtown Los Angeles Arts District.  We viewed a handful of properties and the one that really jumped out at us was at Warehouse 1, the most recent phase of the popular Barker Block project at Hewitt & Molino completed in 2014.  This condo, at nearly 1300 square feet, definitely had the wow factor.  Other positive features this condo has is it’s front facing to Molino Street, which is always a plus, and it’s also a corner unit.
