What a great photo of this outstanding athlete, Mr. Kobe Bryant. He inspired and affected so many with his enthralling game playing, incredible work ethic and idyllic family life. As most of you may know, The Property Lab’s home is at LA Live and what occurred yesterday is heavy on our mind. So much of our business is centered around LA Live, the Staples Center and the amazing athletes that draw millions of people to this complex every year, we had to take a moment to pay tribute. We remember Kobe from the Lakers games we were fortunate to attend or watch from the comfort of our home and his icon status was and is a part of our LA culture. We send our thoughts and prayers to those that passed and to their families. Much to love to all~

Another one in the bag for the Above the Penthouses at the W Hollywood. HEI developer has been working to move these for over a year now and looks like 2019 has been a great year. They sold their smallest penthouse in July at $2.6M and their biggest in late September at a whopping $7M. More good news for them they just put their Vista penthouse 15i into escrow with listing broker Yvonne Arias of the Property Lab. List price was $6,250,000 and FYI, she sold the first of these five Above The Penthouses in the summer of 2018.

“These penthouses are spectacular and in such a vibrant, growing location. Anyone that is able to pick these up at this price per foot is lucky as far as I’m concerned. Comparable quality is asking much more and these condos come with all the high end furnishings and most with four parkings spots! A great value. Hollywood is really the place to invest right now,” said Yvonne Arias, The Property Lab broker and owner.

The Property Lab and Yvonne Arias have been doing business at The W Hollywood Residences since 2011 and they continue to be the main broker at the building year after year. Jenga, Anyone?  Yes, please.  A standout skyscraper is being proposed near Downtown LA’s Pershing Square and it looks pretty spectacular.  Designed by Miami based firm Arquitectonica (they even have a cool name), this high rise features multiple areas where the exterior juts out looking just like a Jenga game!  It’s awesome and we can’t wait to see this in the real.  It’s actually planned to connect to the very hip restaurant Perch and will be a whopping 53 stories.

Fresh off the heels of speaking at The Real Deal Conference in West Hollywood, where only the most successful Realtors are asked to speak, The Property Lab’s broker and owner Yvonne Arias has now been invited to be a part of the largest real estate event of the year – The California Association of Realtor’s 2019 ReImagine Conference. The event is taking place this month on September 25th and 26th and is being held at the LA Convention Center, just a few blocks from TPL’s Ritz-Carlton headquarters.

Yvonne is an expert in luxury condos and more specifically, hotel residences. A recent burst of sales comes as a pleasant surprise at The Residences at W Hollywood’s Above The Penthouses (ATP). They started with five of these brand new homes in 2017 being offered fully furnished and they are now touting only two remaining. Much welcome to this recent hot activity as LA’s real estate market started to see slowing in June 2018 with more significant slowdown to the luxury market more recently.

Ever hear of The Wing?  Us neither but apparently it started in New York and it’s a membership women’s work club now in West Hollywood.  Looks hip and stylish and is about 11K square feet and features a Skylight Books library, cafe with products from women-owned businesses. and also hosts talks and workshops.  Sounds pretty awesome!  We definitely want to check it out and FYI membership is $215 month or $2350 a year.  P.S., The Property Lab is a woman owned real estate brokerage, so we’re digging this.  #WomanOwned #GirlBoss

Part of the American Dream is home ownership and some of the wealthiest, most successful investors say that owning real estate was their path to wealth. With some of the nation’s highest median home prices—and more than a few of its priciest individual homes—Los Angeles property owners collectively possess a massive pool of real estate equity worth an astonishing $760 billion.

That’s according to a new report from real estate analyst Black Knight. The study shows that Los Angeles leads the nation in “tappable equity,” that is, the value of homes that owners can access by selling or refinancing.

The amount of equity accessible to homeowners in the LA metropolitan area, which includes Los Angeles and Orange counties, is nearly double that of New York ($395 billion) and fully twice that of the entire state of Texas ($322 billion).

Black Knight’s numbers highlight the financial resources available to LA homeowners—particularly those who have paid off a sizable portion of their mortgages. That wealth can be accessed by selling, by using equity to take out loans, or through a cash-out refinance. LA real estate may be expensive, but it pays off.
