Pacific Palisades is one of the very few cities in the Los Angeles area that has high ranking public schools (9s & 10s for elementary, middle and high school according to Great Schools) & a small town feel. Although small, this area attracts big time celebrities & heavy hitters in all industries not only because of it’s charm & great schools, but also because of it’s close proximity to the beach, hiking trails & its Palisades Village. At the center of this small town, this Village Area is set for a re-vamp and looks like that’s going to be happening very soon.
Rick Caruso, the developer of the popular Grove at Farmer’s Market & Americana at Brand, has had his sights set on giving it a face lift for some time now. Geared to make this the new and exciting hub of the area, Caruso has just received final approval from the Los Angeles City Council for this 116,000 square foot project.
Located on Swarthmore and Sunset Blvd, the project will feature a movie theater, grocer, community space, retail and eight apartment units. With Caruso at the helm, this project will surely be attractive and revitalize what some would say a tired village scene. Work will begin this August and completion is anticipated for the summer of 2018.

Recently the TPL team took a trip into the ultra cool Downtown Los Angeles Arts District. We viewed a handful of properties and the one that really jumped out at us was at Warehouse 1, the most recent phase of the popular Barker Block project at Hewitt & Molino completed in 2014. This condo, at nearly 1300 square feet, definitely had the wow factor. Other positive features this condo has is it’s front facing to Molino Street, which is always a plus, and it’s also a corner unit.
Additionally, we thought this condo really stood out from the rest because of the well laid out floor plan and how spacious it felt for a one bedroom. Not only that, to the south it’s just steps away from the new At Mateo shopping center that’s scheduled for completion this winter. To the west, the city’s building a new park and you have the ever so busy Urth Caffe. What a great location! Asking price is $850,000 so be sure to contact us at Info@ThePropertyLabRE.com if you’re interested.
Right in the heart of the Arts District at the corner of Mateo & Palmetto, an anticipated project, AT MATEO, is planned for completion end of 2016. Bringing even more coolness to this upscale, urban neighborhood, it plans to house hip shops, restaurants, creative offices & more with nearly 200,000 square feet to do so.
This will surely be the new epicenter of this Downtown Los Angeles hub and make it even more desirable. As it is, housing prices in this area have risen dramatically due to it’s cool factor and not to mention some of the best restaurants in the city, so get your real estate while you can, at least at a somewhat reasonable price. This area is sure to continue to boom.
Like Silverlake, its neighbor Echo Park is another area of Los Angeles being gentrified with its appeal being cool shops and restaurants, location close to Downtown and probably the most charming of all is its Echo Lake with it’s popular boat rides for two. With it’s generous size, this park is the hub of the community and has become more and more attractive as the city and residents pour their time and efforts into its improvement.
Not too far from Echo Lake, The Property Lab & its owner Yvonne Arias have listed a home that’s certainly a gem. Likely the best deal available in this highly desirable area of Silverlake / Echo Park, it’s priced at only $699,000.
Not only is it just a short ride to the Lake, but another major draw is the new 365 Whole Foods that’s less than one mile away. With no organic type market of this kind nearby, this has definitely upped the ante for this area. The location certainly can’t be beat. Not only that, it’s just a short ride to Dodger Stadium & much more.
This home is a 2 bedroom, 2 bath at 1200 square feet and it was recently remodeled that makes it even more appealing. No monthly HOA dues and the renovation work is already complete. A great deal indeed.

The anticipated 8500 Sunset Blvd project in West Hollywood will be launching soon and plans to announce pricing this July. Located at the corner of La Cienega Blvd & Sunset Blvd, this is prime real estate within short walking distance to the popular Mondrian Hotel that houses the famous Sky Bar and Sunset Plaza with plenty of shops, restaurants, retail.
Buyers will have the opportunity to purchase studio condos, 1 & 2 bedrooms & there will also be 2 Story Residences that will surely be spectacular. We hear the south views will be the most stunning as you’ll see Downtown Los Angeles all the way to Century City. The north views will likely be pretty great too with views of the Hollywood Hills.
